Our House Rules.
- No Smoking at all – no exceptions. There will be a $1,000 fine for smoking inside the condo.
- No pets.
- Quiet hours are from 9:00 PM – 9:00 AM.
- No loud music.
- No parties or events.
- No unregistered guests allowed.
- Respect owners’ locked and marked property.
- Close the drapes and take away all the garbage before you leave.

Your safety
The people here care deeply about your happiness and safety. The Dominican Republic is safe with low crime rates and Cap Cana is a highly secure gated community with security everywhere. You will find a large security presence throughout Punta Palmera as well. Nevertheless, please use your common sense as you would traveling anywhere.
If you have any safety concerns, please let your host know immediately.
Entry keypad lock
The code that you were provided will open the door during the scheduled stay only. If your trip gets extended for any reason, please contact Ingrid so she can extend your access.
VERY IMPORTANT: There is a white device plugged into the wall in the entrance area. It is the remote that keeps the keylocks engaged. THIS IS NOT TO BE UNPLUGGED.
If you unplug it you will not be able to reenter the condo.
Jacuzzi
When you arrive, the outdoor jacuzzi that overlooks the ocean will be ready to go. There is a net and brush located in the TV cabinet if you wish to clean it. Jacuzzi motors are temperamental and there is an onsite mechanic in Punta Palmera who can address any mechanical issues if they arise.
Please contact Ingrid if you have any issues and allow 24 hours for the technician to arrive.
Grill
The propane tank should be full when you arrive. If you use the up the propane, Ingrid can arrange to have the tank refilled within 24 hours. Please clean the grill grates with the brush underneath the grill for the next guest.
TV
The condo is equipped with a TV in the main living room which has free access to Netflix. You’re welcome to use the other apps with your personal account information, but remember to log out. We are not responsible for your accounts.
Washer & dryer
We have supplied laundry detergent and fabric softener for a few loads. If you’re here for an extended amount of time, we ask that you purchase your own laundry detergent.
Faucet water
When you turn on the faucet, the water may appear brown for a second. This is normal. Please let it run until the brown disappears. The faucet water in Punta Palmera is generally safe, but drink at your own risk!
Drinking water
The kitchen faucet and refrigerator are equipped with Reverse Osmosis water filtration, so the water from the refrigerator and from the osmosis faucet on the sink is safe to drink.
Appliances
Please keep the appliances clean. If you have questions about operation, please contact Ingrid.
Grocery shopping
The large supermarket ‘NACIONAL’ is located in front of the Punta Cana Airport, in the Blue Mall.
Within Cap Cana you find a minimarket and pharmacy in Las Canas (Delivery) tel. 809 469 7591.
Do you provide grocery shopping services? Yes, we do for larger, villa arrivals and with chef services. You can send us your list. Service charge of US$45 + cost of groceries.
Medical services
Within Cap Cana we have medical emergency and ambulance service. Call 809 695 5501 / 809 669 7724.
A dentist can be found in Las Canas. Call 809 469 7591.
The closest international hospital is approximately 15KM outside Cap Cana. International insurance is accepted there.

Stains and clean-ups
Accidents happen. Inside the laundry closet, there is stain remover, brooms, mops, cleaning clothes, etc. You are responsible for replacing anything that is damaged, so please do your best to wipe stains away and clean up your messes.
Patio lighting
The lights for the patio are located behind the white chair and curtain in the living room.
Also, there are rechargeable touch lamps available in the bottom drawer of the TV cabinet that are nice to have during dinner and by the grill.
What's that smell?
Especially on windy days, the intake pipes can cause a temporary smell near the master bath area that is, well, gross. But it only lasts a minute a two and goes right away.
If the smell lingers, you can poor a gallon of water down the drain next to the master toilet, which helps. This is unlikely to happen.
Thermostat
Do not run the thermostat and AC with the windows open.
This can damage the AC and the repairs will be deducted from your deposit. The temperature is measured in Fahrenheit. If you like it much colder, you can keep at around 70 degrees. Most people find it comfortable at 75. Each room has its own Nest. The temperature can also be controlled remotely so please feel free to call Ingrid if you’re not comfortable making these adjustments.
Sliding glass doors - keep closed
Once again, we prefer that that the doors remain closed to control the temperature but understand that it is refreshing to have the sliding door open.
If you choose to keep them open, SHUT OFF THE NEST THERMOSTAT.
THE SLIDING DOORS CANNOT BE OPEN WHILE THE AIR CONDITIONING IS RUNNING.
Showers
You will be able to take a comfortable warm shower. However, the water doesn’t get hot as it does in colder climates because the hot water heaters are designed for tropical climates. This is normal.
Coffee
You will be provided with coffee at your arrival only.
Pool
There is a beach basket and towels by the front door. There are also water bottles in the kitchen so you can stay hydrated at the pool. Please read and follow the posted pool rules before entering the pool area.
Garbage
The condo HAS NO GARBAGE DISPOSAL. The local services to repair them are limited.
For your convenience, we have one garbage container located next to the sink for you to dispose of food scraps and other smaller items. This garbage can be taken down the hall (next to the stairs) to a common garbage room.
Larger non-perishable items can be thrown away in the larger laundry room garbage bin.
Kitchen supplies
The condo is supplied with basic needs such as salt, pepper, a few spices, paper products and basic cleaning products. The supplies belong to the condo. You’re welcome to use these supplies, but please don’t take them with you when you leave! We cannot provide perishable items or refills of these items during your stay.
Don't leave food out
Just like all warmer climates, DR kitchens and homes are susceptible to bugs, including ants and roaches. Please do not leave food out. We have provided sandwich bags and Tupperware for you.
Cleaning service
The property will be clean upon your arrival, and we will clean upon departure. Extra cleaning services can be contracted upon availability of our staff, for US$45.
Phones
There are no landline phones in the condo. Cell phones operate off a reliable WIFI network. 911 is the emergency phone number.
Blankets
There are extra throw blankets around the condo and extra bedding in case you need them.
Linens
Linens and towels (including beach towels) are provided and belong to the condo. You will be charged for linens and towels that are not returned.
Safes
There are safes in both bedroom closets. The codes will be provided directly. DO NOT CHANGE THE CODES or you will be charged for a new safe.
Home office workspace
Both bedrooms have desks. The master bedroom is equipped with a monitor in case you need to plug in for awhile. Please note that you will need to provide your own HDMI cord.
Free parking
This condo comes with a designated parking spot in the underground garage. When you pull in the garage, turn right until the end, then turn left. Take this aisle to the end and turn right. A28 will be right in front of you.
The parking spots are not logically numbered so you might have to drive around. Just know, the spot is in the back of the parking area and to the right, located against the wall in between the elevator and stairwell.
Pillows on the patio
Light rain showers here happen frequently, but the sun tends to dry the pillows quickly.
In the event we have a heavy rain, we recommend taking the pillows inside so you can enjoy a dry couch once the sun comes out again.
Games & books
There are games and books in the TV cabinet that belong to the condo. You’re welcome to enjoy them.

Call Ingrid for cab rides!
If you would like a cab ride, Ingrid can make those arrangements for you. On average, cab rides cost about $50. It’s also nice to leave the driver a small $5-10 tip.
Golf carts are fun and easy!
Down the street from our Punta Palmera condo complex, there is a golf cart rental company (see map). We have found that the people working there speak little to no English, so we recommend you arrive with Google translate.
Car rentals
Driving in Dominican Republic is an adventure itself! For the most part, it’s very safe, but If you’re not an aggressive driver, we strongly recommend using cabs and renting golf carts. They also don’t have traffic lights, so it’s kind of like driving on the “honor system.”
While they aren’t posted, there are three speed limits:
- 55-75 mph on highways
- 45 mph within city limits
- 50 mph within city limits
Entrance access and security gate
If you need help finding condo A28 when you arrive, the attendant at the welcome area in Punta Palmera can help you. They have access to a golf cart in case you have heavy bags. They would appreciate a small tip!
Parking is tight!
RENT A SMALL CAR. Parking spots are small and most often very tight so expect some challenges.

During your stay, if you wish to rent a car or golf cart, the condo has a free designated underground parking spot. There is a parking pass to enter the garage. Please return the parking pass to the kitchen table upon your departure. (See map below).
You can also access underground parking near the front of the Punta Palmera complex. You will need a swipe key, located in the condo, to access the parking garage. This swipe key will be labeled. Please also make sure to leave this key on the kitchen table before departing. You will be charged if it must be replaced.

You should find your stay here to be peaceful, quiet, and safe. You’ve worked hard to get here and enjoy the gorgeous Caribbean views! That said, if you decide to seek some fun and adventure, there’s plenty to do and you’ll rarely see lines or crowds. Your concierge Ingrid is available and highly responsive. Please reach out if you need anything.

The beach
The beach right outside the condo is totally private and stretches for about a ½ mile down to Api Beach. A leisurely walk down the beach is almost always free of seaweed because Punta Palmera does a great job of managing the inflow. However, strong winds and waves can carry them in quickly. During the early morning you will find crews cleaning seaweed that made it past the catching net in the bay. You may also see workers repairing the catch net.
Mosquito fogging
Once or twice a week you’ll see a groundskeeper fogging the area for mosquitos. This usually happens right after sundown.
Walking
When you entered Cap Cana, you entered through a security gate. Cap Cana is very secure and extremely safe. You will see discrete and friendly security guards walking around.
We encourage you to walk everywhere!
Your beach garbage
The beach is cleaned of seaweed and garbage every day. Sadly, the garbage that you see is what comes in with the ocean tides and waves. Please respect our environment and remove your garbage when you leave the beach. There are plenty of trash cans.
Shells & rocks
There is an abundance of beautiful white natural rocks and shells that float on shore. Don’t be afraid to take home a souvenir or two! A book in the main room can help you identify your seashells.
Beach bumming
There are 8 cabanas where you can spend the day. Pick your favorite spot and make yourself at home! Our kitchen has water bottles that you’re welcome to use at the beach or by the pool.
Two great pools
You’ll also have access to two very well-maintained pools. They are cleaned every day, to perfection, by Carlos. One is located right outside the balcony and the other just down the beach.
Catch a sunrise
Even if you’re not a morning person, watching the sunrise is an experience worth setting your alarm for at least once while you’re here!
The palm trees, white sands and Caribbean drew us here. The sunrise keeps us coming back. Like anywhere, it rises at different times throughout the year, so check your weather app. We think the sunrise from this condo unit is one of the best in the Dominican Republic because of the way the windows and balcony face the beach.
